Thank you for 'stopping by.' If you are planning to build a new home, we hope that we can be of service. That is our specialty, single family residences...no commercial or institutional buildings. If you have not purchased your homesite, we would be glad to help you evaluate a property. Perhaps you want to consider what size to build. We can consider a budget for the house and/or the lot. Many people look for a designer after purchasing their lot. Some homeowners assume they need to use an architect. Not so. We can design your new residence in virtually any location, occasionally consulting with an architect or engineer. In most cases our fee is a fraction of most architects. 

Bring your ideas for a complimentary meeting to discuss your plans for a new home.
Some people have been sketching their new home for years.
Some have many pages/articles from various sources.
Occasionally homeowners bring a list of rooms or even a total square footage.
We'll discuss generally and specifically your new home.
You'll benefit from this complimentary conference with ideas and  the beginnings of design.
Our past clients appreciate that we set a fixed fee for the services we provide. There are no surprise invoices later.

If you decide to have us design your new residence, here's an outline of how it may proceed:
-Within a few weeks we'll provide you with a concept. This will be the floor plan shown on your site plan with a front elevation (view of the house).  Either in person or by internet/overnight delivery, we'll explore these ideas and once you are satisfied, the concept will be submitted to the review board (if applicable).
-The next step is the bulk of the plans. We'll develop the preliminary plans. These will include the site plan, floor plans, all four elevations and foundation plan. Again once you are happy with the plans, they will be submitted to the review board.
-The final plans resolve any concerns of the review board and to provide further details necessary for construction.
This is an overview and can be varied to suit you. Each community has its own requirements. The design/approval process takes from 2 to 6 months or longer if you wish to take the time.
Once the plans are approved by your planned community (if applicable), the builder will proceed to acquire the building permit. If you elect to have builders bid on your project, we will be glad to distribute the plans and advise you when the bids are submitted.
During construction we are available to answer questions. If you or the builder need assistance at the home site, Lee can usually visit the site within two hours to help clarify or devise a solution.
